How Important Is A Yard Sign When Selling My Property?

Have you ever seen the 8x11 inch For Sale By Owner sign with the phone number written in black marker? Maybe you don't even pay attention to them.

That's the problem. They don't demand attention. If you want to attract the drive by buyers then you need a professional sign without the smeared black marker writing.

You preferably want a sign that is sturdy and professionally built. You can get these many places, but make sure it is one that you will feel comfortable presenting to the neighborhood.

But...you might like to know some money saving tips. If you plan to advertise on the internet with a listing on one of the "For Sale By Owner" websites or one of the flat fee MLS listing services, then wait. Many of these companies offer you a yard sign and other essentials in a package with your listing. Be sure to compare to get everything you want.

Where Should I Place My Yard Sign?

The temptation is to just place the yard sign smack dab in the middle of the lawn facing the street. That's okay, maybe if it is a very busy street.

If you live on a street with more traffic coming from one direction, then face your sign that way. Drive down the street toward your house from each direction and look for the vantage point. If you truly can't decide, consider placing two signs.

The reason is that, not only do you want to get attention, but you want the driver to be able to see your phone number so when he/she gets a chance they can write it down. Sometimes an individual just picks up his/her cell phone as they pass by a sign. Either they talk to you or they leave you a message. We live in a fast paced society now whether we like it or not. What Is The Info Tube?

The info tube is a container attached to your yard sign that will hold your flyers. You should definitely have flyers. This is where the buyers find the bulk of information they want to know before they invest time into actually calling you or coming to your open house.

Remember you want your flyer available to your neighbors because they will provide the "word of mouth" advertising for you.

Now this is important: Make sure the info tube always has flyers in it. If a potential buyer stops the car to get one out of your info tube and it is empty, most likely they will never come back. Don't lost your leads this way.

You can print these from your personal computer or have them copied somewhere. Just place a stack in the info tube before you leave in the morning and check the tube when you get home at night.
