What Is Home Staging?

Home Staging is a way of preparing your house for showing to prospective buyers. The idea is to remove your personal things and have the home look like a model. This can be done on may levels. You can choose to do it minimally yourself and save money or hire a professional home stager to put your house in the best light possible.

It really is the best way to show a house. By removing your personal items, the potential buyers don't feel inhibited when viewing and thinking about where they would place their furnishings.

It takes the emotion out of purchasing "someone else's house." The future owners want to see their house as their own from the beginning.

The 10 Basic Do- It -Yourself Guidelines To Home Staging

1. Clear all clutter and open up spaces. You want the property to have a "plenty of space" feel.

2. Clear off all surfaces and remove small knick knacks. You want to decorate with impersonal items. Use candles, vases with flowers, crystal, (instead of your little collectibles.) Don't forget to remove personal photographs.

3. Try to modernize. Antiques are fine if they are in good condition, but remove old junky furniture.

4. Eliminate all odors including pets, smoking, and cooking.

5. Return all rooms to their original intended use if possible. If you are using a dining room as a bedroom, consider turning it back into a dining room.

6. Clean all floors, carpets, and walls. Use touch up paint on walls if needed.

7. You may want to update things like throws, couch pillows,etc. They should match and not be worn out.

We tend to become desensitized to our own environment. Walk through your house as a potential buyer and make notes of what might be changed.

8. Make sure the outside is clean and maintained. Get a nice welcome mat. The patio should be swept and clear of cobwebs.

9. Make sure bathrooms and kitchen are spotless. Hang new towels and put out fresh soap in kitchen and bathrooms.

10. Have a well lit and welcoming ambiance when potential buyers arrive for a showing.
