The Drive-by
The drive-by is inexpensive but your getting what you pay for. For the cost of a couple of hundred dollars an appraiser drives by your house to make sure it's there and then pulls a comparative market analysis (CMA) to put a value on your house.
The BPO
The BPO, or Broker's Price Opinion, is a drive-by, but it is done by a real estate agent instead of the trained appraiser. These analysis' are usually used in circumstances of foreclosure.
The Comprehensive
The Comprehensive. This is what you want! This is when the appraiser actually parks the car and you invite him/her in to look at your property. They will look at all structures, walls, floor and even maintenance of the house. This is the best way to get a good value of the property. Ideally, you may want to use a combination of an appraisal, CMA, and Marshall Swift.
12 Ways to Get the Most Out of My Appraisal
1. The first and foremost important action on your part is cleaning your house. Clear away any clutter and trash sitting around. 2. Organize anything in plain view...clean floors, counter tops, appliances- including refrigerator magnet or colored picture displays (you can always put everything back later.)3. Clean walls, especially if you have children. Sometimes when we live in the environment we become desensitized to it. Your walls may have colored artwork by your 3 year old or boogers from a lazy adolescent. These definitely have to go. By the way, baking soda will usually take crayon off a wall. Then just take some paint and touch it up. 4. Also make sure your house smells good. Clean bathrooms and clean out pet odors. 5. Turn on all lights and open all curtains or blinds. You want the house to look fresh and feel inviting to the appraiser. 6. You may want to ask other members of your household to go out for the time the appraisal is scheduled for. Thus, it will be less crowded with less distractions. 7. When the appraiser arrives invite him/her in to your well lit, friendly, quiet atmosphere. 8. Do not go and sit on the couch and watch T.V. while this stranger wonders thru your house. Follow them around. 9. And yes, they look everywhere. It is their business to check that everything is structurally maintained. 10.Offer to help them with their measurements. Today many of them use lasers and may not need help. Yet, you can politely tell them about any upgrades you have installed on your property or any unique features such as the view. (They may tell you that a view doesn't increase your appraisal but we know that properties with views always sell for more.) 11.Don't be offended by anything an appraiser says. They are trained professionals and have standards they go by. 12.Always be polite and helpful and if you don't get the exact appraisal you want and your willing, you can get another appraisal by a different person.
