A CMA can be supplied to you by a realtor. The easiest way to get this is to simply call one and tell him/her your house is for sale by owner right now and you would like to get a comparative market analysis. Sometimes they will charge you a small fee, sometimes they will do it for free, of course in hope of getting your business. Now you can get online appraisals that give you a comparative analysis too. If you are in a hurry, sometimes this is the best way to go.
3 Important Keys To Remember When Getting A CMA
1. Tell the realtor you would primarily like the CMA to consist of properties sold in the last 6 months. If you can, get the last year or so, then you may be able to see a trend in prices.2. You would also like to see a list of what the asking prices for comparable properties are right now.
"Comparable properties" means that they are approximately the same size, same square feet, same number of rooms with the same amount and style of amenities. Try to compare your house to a house just like or as similar to yours as possible and in the same zip code if available.
